Real Estate Appraiser Overview

Real estate appraisers are responsible for estimating the values of land and any building on the property including residential homes or commercial buildings. They are generally expected to appraise properties before they are put on the market or whenever they are mortgaged, insured, taxed or developed. They oftentimes inspect properties, noting any positive or negative features, verify property legal descriptions in public records, take photos of properties and create reports about the values of the real estate they appraise. Those with these real estate skills may also consider a career as a land appraiser, real estate agent or real estate closing coordinator.

Real Estate Appraiser Education Requirements

Generally, real estate appraisers must have at least an associate degree although requirements vary by state and depending on the type and value of real estate an appraiser is allowed to appraise. While in some counties an appraiser may qualify for licensure with a high school diploma, most require an associate degree. Many counties now require a bachelor's degree, especially for complex commercial property appraisals. Additionally, real estate appraisers often attend continuing education classes along with on-the-job training to meet the hour requirements for certification.

Real Estate Appraiser Job Market

The job outlook for real estate appraiser jobs is expected to rise approximately 6 percent from 2012 to 2022, which is a little slower than average for all occupations. Appraisal jobs will largely be driven by population growth but can be positively or negatively impacted by the state of the economy during any given year. Healthy and active real estate markets and markets in larger cities will offer more employment positions. The availability of appraisal jobs is highly competitive.

Real Estate Appraiser Salary

The median annual salary of real estate appraiser jobs is $49,540 a year. Those working for state governments and in credit intermediation generally earn larger salaries. Pay levels will vary depending on the state and city a job is located in.
